Booking Terms & Conditions


Please can we remind you that the deposit paid is non-refundable. The remaining balance must be paid no later than 8 weeks before your arrival, unless prior arrangement has been made with us.  This date will be stated in your booking confirmation email. We reserve the right to release your booking after this date if full payment is not received. 

Please be advised that your payment card will be pre-authorised by The Berkeley Apartments in order to automatically collect this payment on the due date.  Please let us know in good time if your payment card details change.

For health and safety reasons, any additional payments due on arrival should ideally be made by card or by bank transfer rather than by cash during the COVID-19 crisis.


As we cater predominantly for families, couples and business users, please be advised that we do not accept bookings for stag or hen-type parties, nor for single sex party groups or groups of young people under 21.


As outlined in the COVID 19 section, our check-in time will be from 5.00pm for the foreseeable future.  Early check-in unfortunately will not be possible during the current situation.

Our latest check-in time is 9.00pm in the evening. Arrivals after this time will need to be pre-arranged with us and may be subject to a surcharge from £25. 

Please remember to have with you the bank card you used at the time of booking. You may be asked to provide proof of identification so please bring some photo ID with you. 

Our latest check-out time is 10:30am. Later check-outs unfortunately will not be possible during the current situation. Please note that any unauthorised late check-outs are charged at £25 per hour up until 2.00pm, after which a day’s rate will be applied.  You are more than welcome to leave your luggage at The Berkeley after check-out for collection later that day.

Please note: If our housekeeping team find the apartment has been left in an excessively dirty or soiled condition, a deep cleaning charge of £200 will be enforced.


For direct bookings, either by telephone or via our website, on-site car parking for a single vehicle is provided free of charge, subject to availability.  Additional vehicles may incur an extra charge. Cars are parked at the risk of the owners.


High chairs are available free of charge and travel cots are available at £15 per stay for the under 2s. Please note that cot bedding is not supplied.


We’re happy to provide a number of apartments for our guests who wish to bring their dog on holiday with them.  Please note, these apartments are located on the ground and first floors only: Apartments 001, 002, 003, 101, 102 and 103 are our dog-friendly apartments.

The apartments on the second and third floors are kept dog-free. 

Please let us know at the time of booking if you’re planning to bring your dog with you. There is a surcharge of £10 per night for each dog, and please note that dogs must not be left alone in the apartment at any time during your stay.


The Berkeley is a no-smoking building throughout. This includes e-cigarettes. Please note that should any trace of tobacco or the smell of smoke be detected, guests may be asked to leave and a deep cleaning charge of £200 enforced. Smoking is permitted in the rear courtyard and the front garden only.


To comply to our insurance terms and for reasons of safety and security, only registered guests are allowed access to the building.

Please show respect and courtesy to all the other guests in the building by keeping noise levels down to an acceptable level, particularly between the hours of 11.00pm and 8.00am.  If entering the building during these hours, please ensure doors are closed securely behind you, but not slammed shut. 

All guests who stay at The Berkeley are expected to conduct themselves in an acceptable manner. The management reserves the right to cancel accommodation at any time if, in their opinion, the behaviour of a guest or guests is unacceptable.

We know accidents can happen, but we kindly ask our guests to advise us of any breakages or damage inadvertently caused during their stay. Depending on the nature of the damage, guests must be prepared to pay towards the costs of any replacement items. Loss of keys will incur a charge of £75. 

The management do not hold themselves responsible for any valuables left in the apartments.

 We trust you will understand the reasons for these terms and conditions, but should you have any queries or concerns at all, please do not hesitate to get in touch with us.


In the unlikely event that you feel you are displaying any COVID symptoms, please call us on the Duty Phone on 07590 401 813, self-isolate immediately to minimise any risk of transmission, and request a test via the NHS on 111.

If you are confirmed to have COVID-19, you will need to return home if you are able to do so in private transport.  Only drive yourself if you can do so safely.  If you are not well enough to travel or you do not have the means to arrange transport, please let us know as soon as possible.

We will seek guidance from an appropriate health care professional and if you need to extend your planned stay in order to quarantine, please be advised there will be additional costs.
